摘要

Based on game analysis of the property developer and the real estate intermediary, a major conclusion shows that the real estate intermediary has different game behavior in different market condition, which results in the agent has played a different role in the entire real estate market. In bad market conditions, the cooperation between the developer and the agent should be promoted which is helpful to turn the entire real estate market towards a good direction;On the contrary, In good market conditions the agent usually become the chaotic actuator in the entire market due to the transformation of the game behavior. Therefore, the government, as a superintendent, should take different managements and controls to the real estate intermediary according to different market conditions, which can accelerate the healthy and harmonious development of the real estate market.
