The paper aims to provide architects, designers, engineers, specifiers and contractors with an understanding of the information they need from clients in order to deliver functional, durable buildings and infrastructure that provide value for money. Service life planning is the mechanism by which the design and construction process sets out to achieve a required service life. Achieving a pre-defined service life is one indicator of the value provided by the facility and service life planning offers a mechanism to achieve the goals of value from construction procurement. The recent UK Government reviews of the construction industry have highlighted the need for improvements in the construction process to ensure efficient delivery of effective facilities. By understanding and defining service life and performance requirements clients can greatly increase the likelihood of achieving the value that they need from the final facility. Considering the service life of a facility at an early stage of the construction procurement process can lead to: 1. improved understanding and definition of expectations of the facility in use; 2. increased likelihood of continuity of function over time; 3. reduced risk of failure and consequent loss of business value; 4. optimal capital and operational expenditure. Factors that are important to the achievement of required service life and need to be considered by the client are: 1. the purpose of the facility; 2. demands placed upon the design (must-haves) such as corporate policies, aesthetic considerations, sustainability credentials and so on; 3. the need for flexibility; 4. the required service life and the effects of service life failure; 5. the levels of repair and maintenance; 6. project expenditure and whole life costing.
