RAISED FLOOR SYSTEM: A PARADIGM OF FUTURE OFFICE BUILDING FITOUT?

The ever-changing nature of the business environment requires office buildings to respond to organizational, technological and environmental changes. In addition to the latest technologies such as IT and telecommunication, interior configuration and reconfiguration of new office buildings will become a crux of the issue (Barber, 2001). However, conventional approaches to office building fitout, cannot always meet these diverse requirements on a cost-effective basis. Raised floor systems (RFS), also known as access floor systems and adopted in many intelligent buildings (IB) applications (Harrison et al., 1998), can satisfy these requirements because of its high flexibility, speedy installation process and wide adaptability with other building components. RFS technology is also capable of largely reducing fitout time and operation costs in retrofit projects, while allowing more ergonomic considerations for the workplace. This paper introduces current research on the RFS and relevant comparative studies of the conventional approaches to office fitout. The research includes product specification, life cycle costing, construction processes, system integration, and facility management during reconfiguration using the RFS systems. Attempts are also being made to identify appropriate RFS design, installation, implementation, monitoring and maintenance procedures. The paper aims to provide evidence that RFS will replace conventional approaches for office building fitout for many applications in the near future.
