From the previous two financial crises caused by real estate bubble crashes, this paper puts forward four causes of real estate bubble: psychological expectations of investors, the herding effect, the unsoundness of banking systems, the financial liberalizations and national macro economic policy. By analyzing the formation of Japanese price asset bubble, this paper proposes an early warning system to avoid the occurrence of real estate bubble, specifically choosing house and land prices, vacancy rate of commercial houses, interest rate of mortgage rate and invest proportion of foreign capital as crucial factors.
