The UK has a restricted land mass and concentrations of housing are massed around cities. Due to economic and political changes over the past three decades, much former industrial land has become derelict, and ripe for regeneration. National government has generally devolved responsibility to regional and quasi-governmental bodies, to good effect until a political wind of change is initiated. Whilst major projects/sites have been redeveloped using public money, the increasing use of private funding sources has changed the outlook in the country positively for derelict land; legislation and technologies have however struggled to keep pace with economic change. Professionals who work in the industry have mutually developed their own technical protocols, in the absence of regulatory certainty and consistency; a register of specialists in land condition has grown up over 15 years.
