The contradiction of supply and demand of parking resource in central city is becoming an issue. Accessorial parking lots of commercial buildings are an important part of an urban parking resource, so a multivariate evaluation method is urgently needed. This paper divides the comprehensive value into two parts, which are commercial and social value. Twenty-two influencing factors are listed according to research papers and indexes used in the running of parking lots. Correlation analysis and significance analysis are employed to select evaluation indexes. Indexes are then clustered to build the multiple linear regression evaluation models. Lastly, the most significant influencing factors are obtained by their contribution to the value. The method is applied to evaluate an existing accessorial parking lot and optimizing schemes are proposed. Results show that the evaluation method is reasonable and reliable. Both values are promoted to a higher level after optimization.
