摘要

Since the application of opening up foreign trade policies, China has continuously absorbed foreign capital. Foreign direct investment (FDI) has played an important role for the promotion of industrial technology progress and economic growth of China. Real estate has strong correlations with a lot of industries. It has become one of the pillar industries driving China's economic growth. As an industry with high rate of return, China's real estate industry has become the focus of FDI. Inter-industry technology spillover effect refers to an increase in productivity of the industry-related businesses through vertical linkages within the industry chain after transnational corporations enter a particular industry of the host country. Most of the inter-industry technology spillover studies are concentrated in the industrial field. The study in real estate industry is few. This paper chooses Chinese real estate related industries as the main bodies to absorb technology spillovers. Based on the special features of Chinese real estate industry, it examines the process, mechanism and the realization form of technology spillovers between foreign directly invested real estate industry and its related industries. After an analysis on the main influencing factors of inter-industry technology spillovers, some suggestions made to Chinese government so as to give full play to the technology spillover of FDI among real estate related industries.
