In recent years, the real estate industry has developed rapidly and has become an important part of the national economy. Due to the characteristics of the industry, stable housing prices and qualified housing quality are closely related to everyone. However, the development of China's real estate industry is not perfect, coupled with numerous factors affecting the industry, the role of the relationship is complex, it is difficult to carry out quantitative analysis. Aiming at this situation, this paper uses SEM to fit the influencing factors and mechanism of real estate industry competitiveness, and combines SEM and DEA to construct a DEA model with SEM constraint cone. Using the data from Beijing from 2000 to the present, the competitiveness efficiency evaluation is carried out. From the research results, the relative importance of various factors and the problems of the efficiency of the real estate industry in Beijing can be obtained. Based on this, targeted countermeasures are proposed.
