As a combined industry of tourism and realty business, the tourism real estate is getting more and more attention by scholars and experts both in theory and practice field. With the general definition of tourism real estate, this article analyzed characteristics and patterns of tourism real estate in China. According to the value innovation theory of blue ocean strategy, using the blue ocean strategy canvas and the tools of four actions framework—the eliminate-reduce-raise-create grid, the study explored an effective way to exploit tourism real estate and put forward a model of tourism real estate exploitation. The proposed model will help enterprises to create more tourism real estate value and promote sustained, healthy and coordinated development of tourism real estate in China.
