Spatial structures of land prices during a transitional period of urbanization and suburbanization: the case of Beijing

The paper examines the characteristics of the urban growth of Beijing since 1949,and identifies the spatial distribution patterns of land price during the transitional periodfrom concentration to diffusion of the city. Based on the data of land usage rights grantedfrom 1993 to 2005 in the inner city and near suburb, empirical analysis shows that the industrial suburbanization in Beijing has been completed; the residential suburbanization is relatively obvious; and the suburbanization of commercial and office land have alreadybegun. This paper uses the Kriging method to analyze the spatial structure of the residentialland price from 1998 to 2005. The results indicate that the distribution of the land price is featured by the concentric circle of single center; the northern land price is obviously higher than that of the southern. It also shows that the land price in both inner city and near suburb has risen remarkably in the process of suburbanization,
