Based on the “Balassa-Samuelson” model, this paper investigates impact of spatial correlation and economic openness on house prices of 31 provinces in China from 1999 to 2013, using spatial econometric analysis methods. Evidences show that the significant positive spatial correlation exists in China’s real estate prices, which, as well as the spatial correlation, could be affected by geographical distance and economic distance significantly. Taking the spatial effects into account, economic openness shows a positive effect on real estate prices, which verifies that there is“Balassa-Samuelson” effects existing in China’s real estate market.%本文基于“巴拉萨—萨缪尔森”理论模型,运用空间计量分析方法考察1999—2013年中国31省房地产价格的空间相关性和经济开放度对房价的影响。研究表明,我国房地产价格存在显著的正向空间相关性,地理距离和经济距离均会对区域房地产价格及其空间相关性产生显著影响;在考虑了空间影响之后,经济开放度对房地产价格的影响为正,验证了中国房地产市场存在“巴拉萨—萨缪尔森”效应。
