This paper elaborated the existing foundation defects in residential area building,and according to the foundation design requirement of residential area,discussed the foundation treatment measures and methods of residential area,pointed out that to enhance the foundation rigidity and overall stiffness of residential area,and with the appropriate basic ground treatment technology,so as to meet foundation bearing capacity needs of affordable residential area.%阐述了住宅小区房屋存在的地基基础缺陷，根据住宅小区地基设计的要求，探讨了住宅小区的地基处理措施与方法，指出只有增强住宅小区的基础刚度和整体刚度，并且配以适宜的地基处理技术，才能保障住宅小区的地基承载力满足要求。
