房地产企业成本管理存在问题及应对策略

With the development of the real estate market, the market competition of real estate enterprise market competition is becoming fiercer and fiercer. National macro policy control and the price control and restriction measures by local government departments make the profits of real estate business thinner and thinner. Cost management is one of the core elements, it is as important as the project management, quality management and cash flow management. In the competitive market environment, cost management is particularly important, which is directly related to the survival and development of enterprises. Real estate development enterprises should continue to improve their management level and constantly innovate the cost management model to make progress and development in the increasingly fierce market competition and rapidly changing environment. The author analyzes the problems existing in the cost management of real estate enterprises, and puts forward the countermeasures.%随着房地产市场的发展,房地产企业市场竞争愈发激烈,国家宏观政策调控,当地政府部门对售价的控制及限购措施,使得房地产企业利润越来越薄,成本管理是与计划管理,质量管理,现金流管理同等重要的核心要素之一,在竞争激烈的市场环境下,成本管理显得尤为重要,直接关系到企业的生存与发展,房地产开发企业只有不断提高自身管理水平,不断地创新成本管理模式,才能在日益激烈的市场竞争和瞬息万变的环境中取得进步和发展.笔者对房地产企业成本管理中存在的问题进行分析,并在此基础上提出应对策略.
