The 30-year, fixed-rate mortgage rate jumped to nearly 6% percent in mid-June, as 10-year Treasury yields moved above 4% for the first time since October. This is double where that Treasury security started the year.rnHigher rates have already cut short the mortgage refinancing boom and are set to cut off the nascent rebound in home sales if sustained for long. For now, purchase origination activity remains intact, according to the Mortgage Bankers Association, but that is not sustainable. First-time home buyers and investors who have been patiently waiting for home prices to drop further or mortgage rates to move lower before purchasing could be jumping into the market today to beat even higher rates down the road.
