The present policy of the Madrid government of liberalization of real estate is achieving results contrary to the objectives that were initially proposed; the solution to the problem of housing. The rigidity of the market for land, and the strong demand for housing for investment at a time of economic prosperity have increased prices, aggravating the traditional conflict that exists between supply and the groups of demand with few resources, principally young people and the foreign immigrant population. To these problems, mostly transitional, should be added the problems originating from the territorial model that frames the residential building industry. The configuration of the Madrid metropolitan model from the 1960s onwards has generated serious structural problems that have a conditioning effect on urban development at the present moment, and, at the same time, raise the challenge of the search for an alternative model.
