After the terrorist attacks in 2001 the population in Lower Manhattan, the square mile encompassing Wall Street, dropped drastically, and roughly 145,000 jobs were lost. But nearly ten years and an economic downturn later, the financial mecca has been transformed into a headquarter hub for media companies like Conde Nast and a residential hot spot for new families. The U.S. Census Bureau estimates that 40,000 New Yorkers reside in the area, nearly double the 2000 population size. By contrast, the New York City region grew only 3.1% during the same period. "If we had predicted in 2000 that this area would grow at 10 to 15 times the rate of the rest of New York, I think we would have gotten good odds on that bet," says New York economic development official Robert Steele.
