Age-restricted housing is also known as retirement housing, adult housing (active or assisted living), or senior housing. These types of developments are fast growing in the United States due to aging of the so-called baby boomer generation. At least one of the household members in age-restricted housing is required to be 55 years old or older, and no one younger than 19 can be a resident. In order to get permission to obtain access to a state highway facility for the development of age-restricted housing, developers are required to conduct a traffic impact study (TIS) and submit it to the appropriate county in the state highway administration (SHA). The ITE Trip Generation Handbook, 2nd edition, which contains trip rate estimations for each type of development from a composite of trip generation studies across the United States, is the main resource for the TIS.
