While it is true that real estate does aid in diversifying a portfolio, not all real estate investments have the same impact on a portfolio. Historically, private investment in domestic real estate has proven superior to publicly traded real estate securities for the purposes of developing an optimal portfolio. Cross border allocations in real estate also appear to have a positive diversifying effect on a portfolio. As institutions continue to seek higher risk adjusted returns from portfolios with real estate allocations, the market is sure to develop more options for investing in global real estate assets. As always, remember that before investing in any asset class or investment product, an investor should carefully research the market in order to understand all threats and opportunities. Correlation studies rely solely on past investment performance and have no impact on future returns.
