Beams with non-structural walls are being used in designing buildings in Japan due to an architecture demand The neglecting or less-understanding of impact of the non-structural walls on the seismic characteristics of beams is dangerous matter according to experimental studies. Where shear failure occurred with yielding in stirrups after yielding of the longitudinal bars. In the present paper, four beams were studied with different parameters; increasing shear reinforcement, increasing design shear stress and the influence of slab. Yielding of the longitudinal bars and stirrups with shear failure occurred in all beams. The plastic rotation angle at plastic hinge region was calculated depending on the inelastic displacement concept And it was compared with the experimental ones. All the beams were under-estimated except one beam which had the lowest deformation capacity. Shear crack angle varied between the beams and was the lowest in case of increasing the shear reinforcement An analytical study was done using FEM analysis. The analytical relation of displacement and shear force was close to experimental one. In addition, the stresses distribution in wall's bars was corresponded analytically and experimentally.
