Through historical analysis of Sydney's emerging office zone, a description is offered of the part played by buildings as a factor in central area spatial change. As buildings are indispensible to the productivity of firms, it is reasoned that with changes in demand, firms have the option to shift to another building or to modify (or ultimately demolish and rebuild) the buildings occupied by them, or to do both. Accordingly, it is postulated that there are regular sequences of use and constructional change operating through buildings and that for firms of the same type these regularities are manifested over space. Such regularities within the expanding office zone are found to take the form of an outward wave of use and constructional change more or less as postulated.
