PROBLEM TO BE SOLVED: To increase the efficiency of selling and buying transactions, to lower a mediation charge, and to make a process for price determination transparent by allowing a seller and a buyer to determine a selling/buying price while exchanging information directly with each other on network screens and to find an accurate index of real-estate investment timely corresponding to variations of interest and rent.;SOLUTION: A proper price range and interest are computed and presented to a candidate seller and a candidate buyer, and when the highest desired buying price that the candidate buyer presents to the market trader within the proper price range is lower than the desired selling price that the seller presents to a market trader within the proper price range and the difference exceeds an adjustable rate, the prices are updated until the desired selling price and highest desired buying price are balanced. When the difference is within the adjustable rate, the mean value of the desired selling price and highest desired buying price is presented to the candidate seller and the candidate buyer of the highest desired buying price and adjusted by the market trader. For example, a virtual building is constructed on a network and market data are incorporated; and the balanced price of the virtual building is found by using the range prices of the virtual building to generate the index of real estate for investment.;COPYRIGHT: (C)2002,JPO
