The present invention relates to a method of culturing human inferior turbinate-derived mesenchymal stem cells using a medium not added with xenogeneic animal serum, and chondrocytes using a differentiation medium to which the cultured mesenchymal stem cells are not added with heterologous animal serum. , to a method for differentiating into osteocytes, or adipocytes. When differentiated into chondrocytes, osteocytes, or adipocytes to which no animal serum has been added, high differentiation capacity is exhibited. As it was confirmed that the ability to differentiate into adipocytes was excellent, human inferior turbinate-derived mesenchymal stem cells were cultured and differentiated using a medium not added with xenogeneic animal serum, which was then easily applied to actual clinical practice, such as chondrocytes, osteocytes, or fat. It is expected to be usefully used for the treatment of various diseases caused by cell defects and dysfunction.
