Despite the obvious environmental and social benefits of green practices, practitioners intoday’s architectural, engineering and construction industry are uncertain about investing in greenbuilding projects. This is mainly because the impact of green practices upon the whole life costs (WLC),I.e., the long-term operating, maintenance, rehabilitation, and usage costs of green buildings, remainsunclear. Current practices to sustainability emphasize short-term design and construction costs despiteempirical studies demonstrating that other long-term operating, maintenance, rehabilitation, and usagecosts represent up to 80% of total WLC. Usage costs in particular tend to be neglected despite theirconsiderable size, and significant saving potential as predicted by recent research studies. These costsrepresent costs incurred once a building is occupied, in support of the specific function (or type) of thebuilding. They relate to the management of the building's main business and include costs such assalaries of employees, occupants’ work productivity, and health, and space usage costs. This work inprogress aims to document, and measure several long-term usage aspects in both conventional andsustainable buildings in an attempt to challenge and overcome the lack of data relating initial investmentto long-term costs. The study aims to quantify and qualify several usage aspects in a sample ofconventional, energy-retrofitted, and green schools in Toronto. A survey will be administered to arepresentative proportional sample of teachers in every school investigated in order to enquire aboutquantitative factual aspects such as absenteeism rates, teachers’ work productivity, and students’academic performance, and qualitative aspects such as occupants’ perception and overall satisfactionwith their indoor work environment. Results of the survey should enable researchers, and practitioners tounderstand how different usage aspects and costs vary in every group of schools, and should providethem with more quantifiable data that would enable them to better assess and appraise investments ingreen building practices from a usage perspective.
