Use of indoor air parameters as indicators of water damage in buildings: Results from a field study of Public and Private housing in New York City

Dampness in buildings increases the risk of presence of fungi and mold, which is associated with severe health problems. The aim of this study was to measure, during three weeks over winter and summer seasons, the indoor air parameters in 60 residential units in New York City and evaluate associations between those indoor air parameters and water-damaged dwellings. Public and Private housing were used as field sites, and some of each type had a history of water damage. Measured data showed higher indoor air temperatures, higher air exchange rates, and lower relative humidity in Public than Private housing in the winter. Summer measurements showed significantly higher indoor air temperatures (p < 0.01) and lower air exchange rates (p = 0.05) in Public versus Private housing. The indoor air parameters showed no significant differences between water-damaged and non-water-damaged dwellings. The study demonstrated that measured indoor air parameters had limited ability to show differences between water- and non-water-damaged dwellings in our sample set.
