Dynamic Features and Driving Factors of Urban Construction Land in Nanjing Over the Past Twenty Years

Based on the construction land information and related socio-economic data of Nanjing over the past twenty years, quantitative analysis of dynamic features and driving factors of construction land use in Nanjing was carried out in the study. The research results show that over the past twenty years: (1) The total quantity of construction land increased rapidly, especially in 1992, 2001 and 2002. (2) The per capita construction land area increased rapidly. The increase basically conformed to the national stipulation from 1991 to 2000, but exceeded the prescribed upper limit since 2001. The per capital land use for single item showed a general increasing trend. (3) The construction land structure looked reasonable in general. It changed obviously from 1991 to 1992 and from 2003 to 2007, however was basically stable from 1993 to 2002. (4) The benefit from construction land use increased generally, but plummeted in 2001 and in 2002. (5) Three major driving factors including administrative regionalization adjustment, economic development and population growth had contributed to the city construction land use changes. However, the administrative regionalization adjustment was the most important driving factor. Finally some countermeasures were proposed on administrative regionalization adjustment, industrial structural reform, control of construction land increase and improvement of construction land utilization.
