Phase transformation characteristics and physical properties of thin films differ significantly from their bulk or single-crystal form due to the presence of internal stresses. In this paper, effect of internal stresses on the phase transformation characteristics and physical properties of epitaxial ferroelectric thin films are described via a thermodynamic approach. In particular, we analyze the change in the lattice parameter, the dielectric, tunability and pyroelectric properties of epitaxial BaTiO_3 and Ba_xSr_(1-x)TiO_3 films. It is shown that the misfit strain has pronounced effect on the absence of the structural aspects of the paraelectric-ferroelectric phase transformation and the degradation of properties in epitaxial films. On the other hand, theoretical analysis shows that enhanced properties may be achieved by adjusting the misfit strain in the vicinity of structural instability. The effect of film thickness variation and substrate selection, which are the common ways to adjust the misfit strain, are discussed.
