The dearth of available undeveloped real estate in California has lead to an increased demand for the adaptive reuse of existing structures. Such reuse involves not only the design associated with renovations for existing buildings, but also Structural Condition Assessments of those structures. Structural condition assessment involves the identification of the building system, trained observation for distress (sometimes not yet manifested), analyses, documentation and reporting of conditions. Condition assessments are often initiated during the purchase investigation, or due diligence, of existing buildings. This paper will discuss current guidelines for assessing the building and building envelope, and the planning, organization and recommended toolkit for condition assessments. The presentation will illustrate examples of recognizing distress and their common causes in various materials and systems, including the assessment of historic structures and sports facilities. Finally, recommendations for report formats that are readily comprehensible to both building owners and construction professionals will be presented.
