运用SPSS18.0对居住用地地价的众多影响因素进行了相关性分析,排除了次要因素的影响,结果表明,容积率和周围公交线数与居住用地地价呈正相关;与市中心的距离、与最近商服中心的距离、与最近市场的距离与居住用地地价呈负相关,并且在2km内有企事业单位的地块价格也高;大于30°的地形相关因素也会影响居住用地地价.并通过岭回归分析得到了居住用地地价的相关回归模型,可作为某居住用地的价格预测,并由此提出了相关建议.%The relationships between various influencing factors on residential land price were analyzed with SPSS18.0,and the influence of secondary factors was excluded. The results showed that the residential land price is positively correlated with volume fraction and surrounding bus lines,while negatively correlated with the distance to city center,the distance to the nearest business service and the distance to the nearest market, and the residential land price will be high if there are enterprises and public institutions within 2 km; in addition,the terrain-related factors greater than 30 degrees also affect the residential land price. Finally,through the ridge regression analysis,the related regression model of residential land price was obtained,the regression model can forecast one residential land price,and thus present related suggestions.
