铜川开发区地价与土地集约利用的相互关系研究

         

摘要

The interretationship between land price of different uses and land intensive use in time series and space distribution characteristics was analyzed, moreover,Matlab software was used toformulate correlation procedures between tow, and the mathematical model was built to seek the most effective use of land under the optimum land price. The results indicated that there was a positive correlation between the landprice in development zone and the degree of land intensive use in time domain. The land price in development zone also has a close relationship with the land use internsity in space. With the price of land inereased, the intensity usen of land improved, but the peak value would be appeared, that is to say, after the local price of the land reached a certain height, the degree of land intensive use will be rapidly declned with price of land increased, which had certain positive effect for perfecting land price system and improving land intensive use Ievel.%对铜川开发区不同用途地价与土地集约利用相互关系在时间序列和空间分布特征上进行分析,应用Matlab软件编制二者相关性程序,建立数学模型,寻求最佳地价下的土地最有效利用.结果表明,在时间上开发区地价与土地利用集约程度呈正相关;空间上,开发区地价也与土地集约利用水平密切相关,随着地价的升高,土地集约利用程度提高,但会出现峰值,即当地价升高到一定程度之后,土地集约利用程度会随着地价的升高而快速递减.该研究对于完善开发区地价体系和提高土地集约利用水平具有积极作用.
