文章利用保险精算模型,建立了无赎回权的住房反向抵押贷款定价模型,根据上海市历年商品住宅数据进行了案例分析,得出了借款人在趸领方式和年金支付方式下可以得到的贷款额,分析的结果可以为住房反向抵押贷款产品定价和应用提供参考。%This paper constructs the pricing model of irredeemable reverse mortgage based on the actuarial evaluation, and carries on the case analyses according to the previous commercial housing da- ta in Shanghai, and then calculates the loan amount respectively in situations of one--time payment and the life annuity payment, and finally recommends policies of developing the irredeemable reverse mortgage in our country.
