The different development intensity surrounding parking facility has significant impact on parking demand.To evaluate the development intensity according to the parking lot features of surrounding area which is fundamentally important for in-depth research on parking demand.37 parking facilities located between the second and sixth ring roadway in Beijing were selected.First, do the questionnaire survey of the Parking behavior, based on the surveys conducted at these parking facilities, various parking behavior were analyzed, based on which the scope of the different parking is determined.The information on parking lot, population, economic, traffic conditions are collected for each investigated parking facility.Then selected seven indexs from the respect such as location, economic conditions, population density, public transportation and parking conditions.The parking lots according to the fuzzy Clustering Method was classified,and eliminated the mutual influence between the 7 indexs by using the method of factor analysis,finally developed a evaluation method of development intensity for surrounding area based on the correlation analysis, and obtained the division standard of the development intensity.%停车场周边不同开发强度对停车的需求具有差异性,对停车场周边区域按照功能特征进行开发强度的评价,为进一步研究停车需求奠定了基础.选取北京市涵盖二环至六环不同区域的37个停车场为样本,首先对停车场进行停车行为问卷调查.通过调查数据的分析,确定不同性质停车场周边的影响范围作为研究范围;然后对停车场的基本信息及周边范围的人口、经济、交通情况进行实地调查,从区位、经济状况、人口密度、公共交通状况、停车状况等方面选取7个评价指标,通过模糊聚类的方法对周边区域进行分类并初步判定等级,继而通过因子旋转消除多指标评价中指标间的相互作用,最后进行相关分析,建立了停车场周边区域开发强度的评价方法,得出了停车场周边开发强度的划分标准.
