Taking the fortune center proiect as an example,through the establishment of BIM model,this paper analyzed the factors influence of floor clearance height,discussed the method using the simulation optimization function of BIM technology realization of floor decoration finished surface headroom 3 m floor clearance,provided basis for the application of BIM technology.%以财富中心项目为例，通过建立BIM模型，分析了影响楼层净空高度的因素，探讨了利用BIM技术的模拟优化功能实现楼层装饰完成面净空高度达到3 m的方法，为BIM技术的推广应用提供了依据。
