A development company wishes to develop a former metal works site that has traces of arsenic and other chemicals and requires the removal of post-tension concrete and foundations. The site is also extensively infested with Japanese Knotweed. The remediation costs are estimated at £750000, which represent sunk costs that will reduce the bottom line profit of the development. However, with a claim for LRR, the £750000 cost becomes a tax deduction of £1.125m (£750000 x 150 percent), providing a £315 000 saving for a 28 percent corporation tax payer.
