When General Growth Proper-ties' stock fell 95% in late 2008, most investors fled it like toxic waste. To David Miller, the real estate investment trust could hardly have been more attractive. It had multidecade leases throwing off lots of cash and a price/earnings ratio below one. Even after General Growth declared bankruptcy, its stock continued to trade and it paid steady dividends. "It was insane," says Miller.
