Quality function deployment modeling to enhance industrialized building system adoption in housing projects

Industrialized building system (IBS) is widely used in construction industry especially housing sector, but has been reported to cause delays, low quality, and inappropriate consumer orientation. There has been considerable reduction in the use of IBS in the Malaysia mainly due to availability of cheap foreign labor that out-weighs the benefits of the adoption of IBS. Also contractor's lack of awareness of customer needs caused this situation. Hence it is necessary to develop a quality tool for achieving the competitive advantage by infusing quality and customer needs in the project while applying IBS. Quality function deployment (QFD) is an appropriate modeling methodology for serving this purpose since it considers voice of the customers fully. QFD uses mathematical analysis a number of matrices that captures the quality requirements and customer needs without compromising both of them as well as by quantifying quality and establishing priorities. This paper develops a general QFD model that can enhance adoption of IBS in housing projects such that the model can support future government policy in monitoring and managing IBS use in construction results.
