Coastal land in Tasman is now among some of the most desirable property in New Zealand, which is forcing residential boundaries further into rural land. In recent years fanners and growers have been giving in to the high prices offered for these patch es of seaside paradise, which has compelled the local authority to take a close look at the need for controls. Late last year the Tasman District Council approved a crucial stage of a controversial new zoning proposal, designed to cater for increased dev elopment demands on rural land. The proposal, which involves the rezoning of rural land to create new Rural 3 and Rural 3A zones out of existing Rural 1 and Rural 2 land in designated areas, has been open for public submissions since late last year. Subm issions close on April 1.3, from when another round of lengthy discussion and administration takes place before a hearing, possibly around September this year.
