U.S. Housing Forecast: Numbers are Down but Size is Up

U.S. housing starts in March were at a seasonally adjusted annual rate of 2.007 million, representing an incredible 15 2% gain over March 2003. Single-family starts were at a rate of 1.599 million, the highest level in 20 years. As a result, prices for most building materials, primarily softwood lumber, plywood, and oriented-strand board (OSB) have also hit record levels. The primary driver for the increased housing activity is the lowest mortgage rates in over 40 years. Mortgage rates over the pastmonth, however, have increased by 1% from the record lows and are currently just under 6%.
