According to an embodiment, a method for evaluating a value of real estate-related intellectual property rights comprises the steps of: allowing a communication unit to receive, from a terminal, information about real estate-related intellectual property rights, information about the real estate currently owned by an owner of the real estate-related intellectual property rights, and information about assets; allowing a control unit to evaluate the real estate-related intellectual property rights to calculate a value estimated amount; allowing the control unit to calculate the current value of the real estate purchased by the owner after the filing data of the real estate-related intellectual property rights, and the value of the real estate at the time of purchase of the real estate by using at least one among standard value suggested by the National Tax Service, a real estate price suggested by KB Kookmin Bank, a real estate price suggested by the Korea Appraisal Board, and an estimated value obtained by requesting to an appraisal agency; allowing the control unit to calculate an investment earnings rate of the real estate by using the current value estimated amount of the real estate purchased after the filing data of the real estate-related intellectual property rights, and the value estimated amount of the real estate at the time of purchase of the real estate; and allowing the control unit to calculate a corrected value estimated amount by adding a value obtained by multiplying the value estimated amount by the investment earnings rate of the real estate to the value estimated amount. According to the present invention, the method has the effect of offering loan to an owner of intellectual property rights depending on whether a technology of the intellectual property rights is actually used.
