The present invention relates to an apparatus and a method to evaluate the life cycle sustainability of a building by using a probabilistic analysis method and a recording medium recording the method, capable of evaluating and predicting the life cycle sustainability of a building at an initial stage of construction business. The apparatus includes: a first storage part storing a first environment influence factor group and a second environment influence factor group; an input part receiving building extent information, the quantity of a plurality of construction materials, and the consumption of a plurality of energy sources; a probability distribution calculating part deriving the probability distribution of the quantity of the construction materials and the probability distribution of the consumption of the energy sources; a first calculating part calculating the probability distribution of a life cycle environment influence evaluation value by adding up the probability distribution of a first environment influence evaluation value and the probability distribution of a second environment influence evaluation value through the Monte Carlo simulation; and a first output part deriving the probability distribution of an environment influence index, and outputting the derived probability distribution.
