Re-light America's Offices for the Triple Bottom Line

Investment in existing lighting systems in US offices has not kept pace with today's predominantly computer oriented work tasks, and over 2 watts per sqft of connected lighting consumes a third of all energy in US commercial buildings, predominantly during the daytime. With support from the Department of Energy's EEBHub, the Center for Building Performance and Diagnostics (CBPD) at Carnegie Mellon has pursued the triple bottom line - energy, environmental and human benefits - of investing in daylighting and lighting retrofits. This paper quantifies the triple bottom line of seven selected investments - occupancy controls; separate task and ambient lighting; daylight harvesting, blind management, internal light shelves, individually addressable ballasts with lighting automation; and fully integrated LED lighting systems. While energy savings alone will justify lighting and daylighting investments in less than 7 years, the addition of environmental gains as well as health and productivity benefits resulted in far more rapid paybacks often less than one year for investing in building daylighting and lighting upgrades.
