模块建筑是一种新型装配式建筑,具备很高的工业化水平.先分析了国内模块建筑的发展现状及存在的问题,并介绍了国内首个受到正式批准的模块钢结构住宅项目.故围绕该模块钢结构住宅项目,从建筑选型、结构设计、围护体系、工厂制作和运输安装等环节全面阐述了模块建筑的关键技术,为多高层模块建筑的设计和施工积累了丰富经验,可有力促进模块钢结构房屋体系在我国的推广应用.%Modular building is a new type of prefabricated building with high industrialization level. The status and issues about modular buildings in China were first discussed in this paper and the first officially approved modular steel residential building in China was introduced. Based on the project, key technologies were clarified all-roundly in terms of architectural design, structural design, envelope system, industrial manufacture, transportation and on-site installation, providing rich experiences for design and construction of multi-storey and high-rise modular building and facilitating its domestic development greatly.
