摘要

Shanghai. Hedonic model are applied for this study. The model results will show that residential property prices change by location and the impact of city centers in Shanghai. The regression results indicate that key school and high-quality hospital have greater effects on property price than ordinary school and hospital. It suggests the importance of the integration of metro network plan with land use plan. To attract more metro passenger we need only to improve metro service, but also to cluster that key schools and other service around metro station, meanwhile increasing the potential for local residence to take metro. This study can help planner for housing and also service facility planning. Economic sustainability is one of the major concern, this study will also support the establishing of value capture mechanism.
