Having been a journal editor for many years now, writing four editorials per year, there comes a time when finding a new innovative topic becomes very difficult, and one must look backwards in practice for suitable material. Deansgate Disorder - as it is known in Manchester, and Regent Street Disease elsewhere - is still a current problem for building surveyors. The author was recently talking to a surveyor in Manchester who is currently dealing with an outbreak that threatens a multi-million-pound purchase. What is Deansgate Disorder? It is the situation that occurs when a steel or iron-framed building is tightly cladded with stone, brick or terracotta. The technique of fixing cladding directly to metal frames endured until the 1950s, and does not allow for any expansion in the volume of the frame. A gap would allow the metal to expand without causing stresses in the cladding. The frames may have survived differential thermal movement during the hot London summers or the Arctic Manchester winters, but should they suffer corrosion, the expansion in volume caused by iron oxide - around seven times - causes the cladding to come under stress and to fail, sometimes dramatically. Post-1950s technology of always leaving a gap between the frame and the cladding removed this problem, although a strong case can be argued that having advance warning of severe corrosion in the structural frame of a building, even at the cost of expensive cladding repairs, is not a bad thing. There are, however, a significant number of older buildings in high-price real estate locations (as the alternative names of the condition suggest) that were built without any gaps.
