The north-west is beginning to see rents rise, and leases lengthen, as the shortage of sheds starts to bite. Andrew Aherne, industrial director at Lambert Smith Hampton in Manchester, says: "We've seen 5-6 year old warehouses, over 100,000 sq ft, rise in price. Up from £3.75 a sq ft to £4.50 a sq ft in the last year. And leases are growing, too. In Liverpool recently the landlord stuck to their guns, despite pressure from the tenant, and an 11-year lease was agreed without a rent-free period." However, in London and the south-east, landlords are already in a commanding position. Charles Binks, partner at Knight Frank, explains: "In London and the south-east the balance has already tipped towards landlords. We're seeing leases of 10 years minimum, and signs of rental growth. They will definitely grow during 2014."
