安徽省商品住宅价格影响因素的实证分析

         

摘要

改革开放以来,新型住房模式使得我国居民的住房消费能力得到空前释放,商品住房逐渐成为人们的消费和投资热点,有力地促进了房地产业的发展。近年来,安徽省房地产业发展迅猛,商品住宅开发规模不断扩大。同时,商品住宅价格上涨较快,部分地区房价持续飙升,导致普通老百姓买房难问题日益突出,影响了社会稳定和金融安全。有鉴于此从供需两方面并运用计量经济学方法,建立多元回归模型,从实证角度分析各因素对安徽省商品住房价格的影响,并进一步提出提高城镇居民收入水平,改善住宅供给结构,健全住房保障体系,加强房地产市场信息发布与监测体系建设的对策建议。%Since reform and opening -up,the new housing model has made house -consumption unprecedented released and gradually become a new driving force and hot spot to expand domestic demand,which effectively contributes to the development of real estate.But in recent years,Anhui housing estate has been developing rapidly,and residential investment has been expan-ding gradually.Meanwhile,commercial housing price rises rapidly.Even in some areas,the house price goes up sharply,leading to such a difficult problem of ordinary people to buy a house that affects social stability and financial security.Therefore,to ex-plore factors affecting residential price and the effective policy approaches to control housing price has important theoretical and practical value.Based on this,from the two respects of the supply and demand factors discussed Anhui province’s commodity housing price,using econometric theories and deriving a multiple regression model,this paper applies practical analysis methods to the research and proposes appropriate policy suggestions.
