The UK's farmland market has already shown some signs of life in the first few months of 2011 after a period of stagnation during the second half of 2010. A shortage of supply combined with strong demand means land values will have increased by around5% in the first quarter of the year. This trend is likely to continue for the next two quarters, with total growth of around 15% predicted for the year. There are few signs that the supply of farmland will increase significantly during this period and we are seeing increased interest from private investors looking for capital growth and income. A number of buyers are particularly keen to ensure their purchases are completed before harvest 2011 to take advantage of the sharp rise in cereal prices.
