Public Economics argues that the decentralized delivery of education would result the capitalization and the quality of education positively correlates with the price of housing. The policy of neighborhood-schooling motivates parents to choice school by purchasing housing, which means schooling opportunities allocated by socioeconomic status of family. Based on the hedonic price model, this paper uses a dataset of two districts in Beijing to study the impact of school quality on house price. It finds that the location of a good or excellent school would positively correlate with the price of neighborhood houses. These findings shed light on the reflection of neighborhood-schooling policy.%公共经济学理论指出,在地方政府主导的教育投资模式下,教育服务质量的高低将部分的反映在房价上。“就近入学”政策激励家庭通过买房而择校,这意味着基于居住地分配的入学机会在事实上按照家庭社会经济地位分配。本文利用北京市两个城区的小学资源分布和楼盘价格数据,基于特征价格模型,研究了学校质量和房价的关系。研究发现,楼盘周边拥有较好或极好口碑的小学与对口楼盘的价格具有显著的正相关关系。在此基础上,本文反思了“就近入学”政策对教育机会公平分配以及教育均衡发展的影响。
